Who Would Utilize the Real Estate Appraiser Services?

Since real estate is probably the largest industry in the United States, the real estate appraiser plays a very important role in determining the market value of residential and commercial properties within our great country. Mortgage brokers and mortgage lenders depend on the real estate appraisers to protect their interest when writing a mortgage loan on a piece of real property. Typical buyers and sellers in a competitive real estate marketplace depends on the professional judgment and expertise of the real estate appraiser. The real estate appraiser’s main function is to determine the fair market value of a particular residential or commercial property based on the factual data available to him/her at the time of the appraisal. Today, real estate appraisals are required for many purposes such as:

1. Buying or selling a Residential or Commercial Property
2. Financing a Residential or Commercial Property
3. Real Estate Tax Appeal/Abatement
4. Domestic Divorce Proceedings
5. Hazard Insurance Claims
6. Right of Eminent Domain/Condemnation Proceedings
7. Inheritance, Gift or Estate Tax Filings
8. Court Proceedings/Litigation 9. Determination of Fair Market Value
